Introducing “38 Issues in 38 Days”
The 38 Sixth Avenue Tenant Association is launching a new series:
“38 Issues in 38 Days about 38 Sixth & Avanath Capital Management”
Over the next 38 days, we will publish a series of short, focused posts documenting specific issues affecting residents of 38 Sixth Avenue.
What this series will cover
Each post will highlight a single issue, including:
Building systems (heat, hot water, elevators, infrastructure)
Maintenance and repair patterns
Public data, including housing violations
Resident-reported conditions
Broader management practices and context
The goal is not to present a single narrative all at once, but to document conditions clearly, one issue at a time.
Why this series matters
Public data—such as HPD records—provides one view of building conditions. However, residents know that these records often represent only part of the picture.
This series is intended to:

38 Sixth Avenue is owned and/or operated through entities associated with Avanath Capital Management, with investment connections to Ballmer Group and partnerships involving BRIDGE Housing.
