The 38 Sixth Avenue Tenant Association, Inc. represents residents of 38 Sixth Avenue, a residential building in Brooklyn developed as part of the Pacific Park (Atlantic Yards) project.

We are a tenant-led, nonprofit organization working to support residents, address building conditions, and promote safe, stable, and transparent housing.

Some issues that we help with are building conditions, resident concerns, housing conditions, and tenant reports.

Since 2022, Avanath Capital Management (a nationwide private investment firm) has owned and operated our affordable housing building. Also known under the subsidiary Avanath B3 LLC

Residents have reported recurring concerns related to building operations, lack of hot water, lack of regular maintenance, and illegal policies, which the Association documents and organizes to support resolution and accountability.
